Invest with CIDO

Own part of a building, without funding all of it.

Property is one of the most trusted ways to build wealth in Nigeria, but most people cannot fund a whole project alone, and pooling money with strangers or informal groups has burned many. We are bringing investors together around projects we design, build and manage ourselves, with the same reporting and payment controls our clients get.

Why it is hard today

Plenty of people want to invest in property. Few can do it safely.

Real estate investing in Nigeria is spread across thousands of small, disconnected players: individual landlords, family projects, cooperatives, thrift groups and one-off developers. Money that could build together stays scattered.

Size

Too big to do alone

A good plot and a quality building cost more than most savers or salary earners can put together on their own.

Trust

Hard to know who to trust

Disputed land, unfinished buildings and promoters who disappear have made people wary of pooling money.

Visibility

No view of the money

Investors often hear nothing until the project is late or over budget, especially from abroad.

Expertise

No builder in the group

Cooperatives and family groups raise the money, then depend on a contractor they cannot supervise.

Records

Loose agreements

Who owns what share, and what happens when the building is sold or let, is often never written down.

Exit

Unclear way out

Without a plan for selling or letting, money can stay tied up for years with nothing to show for it.

How co-investment works

Many investors, one project, one accountable builder.

This is how we plan to run each investment project. The exact terms are set per project and written into a legal agreement before anyone puts money in.

  1. STEP 1

    Register interest

Tell us roughly how much you would like to put in and what kind of project interests you. There is no commitment.

  2. STEP 2

    See the project

When a project is ready, you receive the full pack: verified land title, drawings, itemised bill of quantities, timeline and the plan to sell or let.

  3. STEP 3

    Join the project group

Each project sits in its own legal structure with its own bank account. Every investor signs the same agreement, which you can have your own lawyer review.

  4. STEP 4

    We build, you watch

CIDO builds with milestone payments, material tests and weekly photo reports, all visible to every investor in the portal.

  5. STEP 5

    Sale or rent

The finished building is sold or let as planned, and the proceeds are shared by each investor's stake, as the agreement sets out.

Protecting your money

The controls we already use for clients, applied to every investor.

Our whole company is built around one idea: you should never have to trust a builder blindly. Investors get the same protections as anyone building with CIDO.

Newly completed duplex in Lekki
  • Land title and survey checked before a project is offered, so no one invests in disputed land.
  • Each project has its own company or trust and its own bank account. Investor money is never mixed with other projects.
  • Money is released for each stage only after the previous milestone is inspected and photographed.
  • An itemised bill of quantities is shared up front, so everyone sees what the money buys.
  • Weekly photo and video reports and a live schedule in the investor portal, wherever you live.
  • Regular project accounts, showing what was spent, on what, and what remains.
  • A written agreement that sets out each stake, the decision rules and what happens at sale or letting.

Questions investors ask us

Straight answers before you commit anything.

How much do I need to take part?

The minimum is set for each project and shown in its project pack. Tell us the amount you have in mind when you register, so we can match you to the right project.

Are returns guaranteed?

No. Property values and rents can rise or fall, and projects can be delayed. We will never promise a fixed return. Each project pack sets out the costs, the plan to sell or let, and the risks, so you can decide for yourself.

Who holds the money?

Each project has its own bank account in the name of the project's own legal structure, not CIDO's general account. Money leaves it only for the stages set out in the agreement.

Can I invest from outside Nigeria?

Yes. Investors abroad, in any country, receive the same reports, video walkthroughs and documents online as investors in Lagos. We show figures in naira, with the equivalent in your own currency for planning.

How long is my money tied up?

It depends on the project. A build-to-sell home typically runs from the start of construction until it is sold; a rental project for longer. The project pack gives the expected timeline and how you can exit.

Can I visit the site?

Yes, by appointment with the site engineer. Every investor can also follow progress through the weekly reports and the portal.

Register your interest

Be the first to hear about our investment projects.

Leave your details and we will contact you when a project is ready, with the full project pack. Registering does not commit you to anything.

Please note

This page explains a planned way of investing with CIDO and invites you to register interest. It is not an offer of investment, and no payment is taken here. Any investment opportunity will be offered only with full documents and in line with the rules of Nigeria's Securities and Exchange Commission. The value of property can go down as well as up.

How would you like to take part?

By registering you agree that CIDO may contact you about investment projects, as set out in our privacy notice.
